What does turnkey mean?
Turnkey means PODLIVING will manage the entire build process from start to finish for you. This includes design, council permits, construction, delivery, installation and code of compliance sign off.
What are modular buildings?
Modular buildings are prefabricated modules that are constructed in a controlled facility and shipped to site by truck. Installation and final connections of services are completed onsite.
Where is PODLIVING’s build facility?
Our build facility is located in Ardmore, Auckland.
How big are PODLIVING buildings?
We currently manufacture buildings from 15m2 – 75m2. We will consider larger-scale projects if our schedule allows.
Do prefabricated buildings need resource consent?
This generally depends on the size of the building and its installation location. Our planning team will take care of this process for you and advise on all requirements during the feasibility phase.
Do prefabricated buildings need building consent?
It depends on the size of the building and the services it has. Our larger buildings (over 30m2) come with building consent and COC, however, there are options to avoid the building consent process on smaller buildings (under 30m2). My site has very difficult access, does PODLIVING build onsite?
We can accommodate build-onsite projects, but only when our schedule allows.

Where does PODLIVING deliver to?
PODLIVING can deliver almost anywhere in New Zealand.
Does PODLIVING deliver to islands off the mainland?
Yes, we have experience delivering and installing modular buildings on steep sites on Waiheke Island.
How long does it take to build a modular building in New Zealand?
General time frames are as follows:

- Site installation, including modular home and accessories – 2 to 4 weeks
Is there a show home I can have a look at?

How many pod designs are there?
PODLIVING currently has four standard designs. However, we offer a bespoke service and can build anything you want.
Are the pod designs customisable?
Yes, all pods are 100% customisable during the design process.
Where are PODLIVING building products sourced?
PODLIVING sources all its materials through premium NZ suppliers. We prioritise NZ-manufactured products where possible, but can also source products from all over the globe.
What is the building stud height?
Typically the building stud height is 2.4m, however this can be increased to 2.7m if required.
What types of foundations are used?
It depends on the site and soil conditions, but we have vast experience using both timber and steel screw piles.
How are the pods delivered?
All pods are generally loaded by crane and transported by truck.
Can additional pods be added to a build in the future?
Yes they can. We can also future proof your design to accommodate expansion in future.
Can I remove the pod if I sell it?
Yes, our pods can be removed if desired in the future. Screw piles can also be unscrewed and reused at the new site if required.
How much will it cost?

Is financing an option?
PODLIVING does not provide direct finance options, however, we work closely with brokers who help our clients obtain the necessary financing.
What insurance is provided?
PODLIVING provides public liability, contract works and transit insurance.
